Cleaning tax invoice generator for Australian cleaners

Create an Australian cleaning invoice for house cleaning, office cleaning, bond cleans, end-of-lease cleaning, carpet cleaning, window cleaning, commercial janitorial contracts, supplies, GST, ABN and TPAR-ready records.

Australian cleaning invoices need the service address, not just the billing address. Landlords, property managers, tenants, builders and facilities teams often need the property, visit count, frequency, ABN, GST status and contractor payment detail clearly recorded.

What an Australian cleaning invoice should include

Use the invoice to show where the work happened, what period or visit it covers and whether the cleaner is GST-registered. A clean ABN and service-address record also helps business customers prepare contractor payment reports.

  • Cleaner or cleaning company name, ABN, address and payment details.
  • Customer name, billing address, service address, unit, suite or site contact.
  • Service date or period, visit count, frequency and work order or purchase order.
  • Service type such as home cleaning, office cleaning, bond clean, carpet, windows, builders clean or disinfecting.
  • Labour, hours, rooms, checklist tasks, supplies, consumables, equipment and disposal separately.
  • GST line and Tax Invoice wording only when registered for GST.
  • Amount paid, balance due, access notes, key collection and next scheduled clean where useful.

ABN, GST and Tax Invoice wording

GST is 10% on most taxable supplies once the business is registered. If the cleaner is not GST-registered, do not charge GST and do not call the document a Tax Invoice.

Customers may withhold from payments if an ABN is not quoted. Put the ABN near the business name and keep the GST amount visible for GST-registered cleaning businesses.

TPAR and contractor records

Businesses that pay contractors for cleaning services may need to report those payments through the Taxable payments annual report. The invoice should make the contractor ABN, gross amount, GST and service type easy to extract.

For recurring office or strata cleaning, include the billing period and visit count so the invoice reconciles cleanly to the contract and payment report.

Bond cleans, supplies and specialist work

For bond or end-of-lease cleaning, show the property address, rooms or checklist scope, appliances, carpets, windows and any re-clean terms agreed with the tenant or property manager.

Keep supplies, chemicals, carpet cleaning, equipment hire, rubbish removal and after-hours work separate from labour. It gives customers a clearer bill and helps the business review GST, margins and contractor payments.

Common Australian cleaning invoice mistakes

  • Leaving out the service address or unit number.
  • Using Tax Invoice wording when the cleaner is not GST-registered.
  • Omitting the ABN on business-to-business invoices.
  • Billing monthly cleaning without the period, frequency or visit count.
  • Combining labour, supplies, chemicals and carpet cleaning into one vague line.
  • Not recording PO, work order or property-manager references for commercial jobs.
